The Snohomish Historic District has been on the National Register since 1974, and the residential styles in it — Queen Anne, Italianate, Craftsman bungalow, Stick/Eastlake — are weighted toward homes built before 1920. That is a lovely thing to live in and a genuinely difficult thing to heat.
Many of these homes were heated by a stove, then a gravity furnace, then whatever got retrofitted in the 1960s. There is often nowhere to run a proper duct system without tearing into plaster, balloon framing, or a crawlspace you cannot stand up in. Where ducts do exist they are frequently undersized, uninsulated, or routed through spaces that lose most of the heat before it arrives.
This is the best argument for ductless mini-splits in our entire service area. One outdoor unit, a three-inch penetration, heads only in the rooms that need them — no ductwork, no reframing, and heating and cooling out of the same box. We have done a lot of them here. We will also tell you honestly when a house is better off with a conventional system instead; ductless is the right answer often in Snohomish, not always.
This is the part out-of-area installers miss. Inside the district, what the outside of your house looks like is not entirely your own business — there are adopted design standards, and that affects where an outdoor condensing unit or a line-set can reasonably go. Planning the placement before the equipment is ordered is the difference between a tidy install and an argument. Permits go through the City of Snohomish.
Knob-and-tube wiring turns up here more than anywhere else we work, and it changes what an electrical panel can support — which matters a great deal if the plan is to move toward electric heat.
The crawlspace is often the real problem. A perfect furnace under an uninsulated floor is still a cold house, and we would rather tell you that than sell you a bigger furnace to fight it.
